2026 marks a turning point for property owners in Flanders. The Flemish government has approved a comprehensive reform of the Mijn VerbouwPremie subsidy system. These changes will impact thousands of families and investors—for some, doors to subsidies will close, while for others, conditions will actually improve.
Act before February 28, 2026 to secure subsidies under current, more favorable terms.
To avoid missing out on financial support, remember these two critical dates:
Discontinuation of the Demolition and Reconstruction Premium and end of new applications for the Mijn EPC Label Premium.
Final deadline to submit applications under current (more favorable) Mijn VerbouwPremie conditions. New, stricter rules take effect March 1, 2026.
The 2026 reform shifts budget allocation toward the most vulnerable groups, resulting in a dramatic reduction of support for higher incomes and investors.
This group includes households with middle and high incomes, as well as private investors and landlords (who do not rent through a housing association).
For owner-occupiers with low incomes and landlords who rent through a housing association, conditions will not worsen.
Full entitlement to subsidies for all categories (roof, walls, windows, floors, technical systems).
High reimbursement percentages (up to 35% or 50% of invoice) are maintained.
Investors in commercial real estate (offices, shops, warehouses) will be hit hardest. From March 1, 2026, they completely lose the right to Mijn VerbouwPremie.
The Flemish premium of €10,000 for demolishing an old building and reconstructing a new residence is being abolished.
The premium for improving a home’s energy label (EPC Label Premium) also stops in 2026.
The advantageous renovation loan (Mijn VerbouwLening) also changes from early 2026.
Additional interest rate reduction (1% for Cat. 3 and 2% for Cat. 4). This could mean interest rates drop to 0% for the most vulnerable families.
Interest rate adjusted to legal market rate (in 2025 this was 1.5%).
From 2026, owners who have a second home in full ownership no longer qualify for this loan.
