2026 is a turning point for homeowners in Flanders. The Flemish government reformed the Mijn VerbouwPremie grant: for some households doors close, for others the conditions even improve.
The reform shifts the budget to the most vulnerable groups. For higher incomes and investors support drops sharply — for lower incomes everything is kept, and the renovation loan even becomes cheaper. Here is everything at a glance.
The reform calendar
| Date | What changes |
|---|---|
| 1 January 2026 | The demolition and rebuild grant stops. No more new applications for the EPC label grant. |
| 28 February 2026 | Deadline for applications under the old, more favourable conditions of the Mijn VerbouwPremie. |
| 1 March 2026 | The new, stricter rules take effect. |
Who loses support?
Higher incomes (categories 1 and 2) and investors
This group includes households with middle and higher incomes, and private investors and landlords who do not rent through a housing company. From 1 March 2026:
- No more grants for the building envelope: roof, wall and floor insulation and the replacement of windows and doors.
- Only grants for heat pumps and heat pump water heaters — with lower amounts.
- The supplements for replacing electric heating or without a natural gas network are dropped.
| Heat pump (cat. 1 and 2) | Grant from 1 March 2026 |
|---|---|
| Geothermal heat pump | € 4.000 |
| Air-to-water heat pump | € 1.500 |
| Hybrid heat pump | € 800 |
| Air-to-air heat pump | € 300 |
| Heat pump water heater | € 450 |
Non-residential buildings
Investors in commercial property — offices, shops, warehouses — completely lose the right to the Mijn VerbouwPremie from 1 March 2026.
Who keeps support?
For owner-occupiers with lower incomes (categories 3 and 4) and landlords renting through a housing company, the conditions do not get worse.

Demolition, EPC label and loan
Demolition and rebuild grant abolished
The €10,000 grant is no longer awarded if the planning permit was granted from 1 January 2026. If your permit was approved earlier, you apply for the grant within three months, by 31 March 2026 at the latest.
EPC label grant stopped
New pathways can no longer start. If you have a starting EPC from before 1 January 2026, you have five years to carry out the work and apply for the grant.
Mijn VerbouwLening
- Extra interest reduction: 1% for category 3 and 2% for category 4 — down to 0% for the most vulnerable households.
- For the other categories, the rate follows the legal interest rate (in 2025: 1.5%).
- Anyone who owns a second home outright is no longer eligible.
Summary: what do you need to do?
| Your situation | Status in 2026 | Advice |
|---|---|---|
| High/middle income (cat. 1, 2) | No grant for insulation and windows; lower grant for heat pumps | Finish the work and apply before 28/02/2026 |
| Low income (cat. 3, 4) | All grants kept; loan down to 0% | Plan as usual — the conditions are improving |
| Investor (non-residential) | Complete loss of grant entitlement | Submit the application before 28/02/2026 |
| Demolition and rebuild | €10,000 grant stops | Permit approved before 01/01/2026 |
The grants are changing, but the goal stays the same: a warmer home and a lower energy bill. At every site visit we check what you are still entitled to.
